The conditions which can cause umounting an NFS datastore to fail:
Datastore cannot contain active snapshot files or VM swap files
No backup or other 3rd party tools can be using the datastore
Datastore is not used for HA heartbeat
Datastore is not part of a cluster
Datastore is not managed by DRS
